Ellon offers your business more....

The right location

Ellon is ideally located in one of the most beautiful areas of Britain - the North East of Scotland . Thanks to the oil industry Aberdeenshire is also one of the most prosperous.

Ellon is just 14 miles north of Aberdeen and combines all the advantages of having a major thriving city on its doorstep with a tranquil rural setting ideal for your business.

Aberdeen airport is only 15 minutes away and the route by-passes Aberdeen. Communications with the rest of the UK are excellent; in fact, one of Ellon's largest employers is a mail order company depending on next day delivery throughout the UK. They simply would not have located in Ellon if that weren't possible.

Think about it, you can locate your business in a lovely area with a buoyant economy and with no traffic problems.

The right business premises

Ellon - from the Gaelic for Island, boasts and interesting mix of both old and new retail shopping areas, office accommodation, commercial and industrial units and land for development.

The price, purchase and rental for all of these properties is considerably lower than in Aberdeen. Indeed prices tend to be below the equivalent properties in Inverurie, Stonehaven and other similar towns in Aberdeenshire.

Contained within this business pack are all the business premises currently being advertised in Ellon. If you still can't find what you need, give us a call at the Business Initiative.

With our range of contacts, we will come up with what you need.

An eager work force

Ellon currently has a population of approximately 9000 but its catchment area is larger, incorporating a host of busy local towns and villages such as Auchnagatt, Methlick, Pitmedden and Tarves as well as the larger settlements of Peterhead and Fraserbugh.

Good road links to Aberdeen

The main A90 trunk road to the city by-passes the centre of Ellon and the new Ellon park-and-ride makes it easier to recruit staff from the north of Aberdeen, in fact someone living in the area such as the Bridge of Don - the largest housing estate in Europe, would find it faster to travel to Ellon than to cross the centre of Aberdeen.

New skills

The oil industry has attracted a multitude of skills into the area providing a talented and cosmopolitan work force. Although unemployment is extremely low there is a huge demand in local work at realistic rates of pay.

At present 63% of the Ellon workforce are employed outside Ellon, the vast majority travelling daily to Aberdeen. There is every indication that they would prefer to work locally.

But Ellon offers more than just a good business location, it offers a better quality of life.

A better education

Ellon boasts three primary schools and the renowned Ellon Academy which is the largest secondary school outside of Glasgow has levels of academic achievements to be proud of. The world famous percussionist Evelyn Glennie is a former pupil.

Some of the best private schools in Scotland are available in Aberdeen, Robert Gordon's and Albyn School  to name just two. The city also has a Grammar School - once attended by Lord Byron and two internationally renowned universities.

Without doubt, Ellon is a great place to bring up your family with the excellent education and medical facilities and one of the lowest crime rates in the country.

The right housing

Whether it's an affordable semi you are after or an expensive country residence, Ellon's got the lot. Ellon's housing is characterised by a core of older properties in the centre (near to the bridge over the river Ythan) and a number of more recent housing areas located on different sides of the town. The growth of housing in Ellon accelerated considerably during the mid 1970's with the arrival of the oil industry in Aberdeen and the surrounding area. One of the key characteristics of Ellon's housing stock is the range of, and price properties available.

The Buchan countryside around Ellon contains many established properties, large and small, some of which are real 'gems'.

The growth in population (mirrored by growth in housing stock) has arisen largely because it is cheaper to buy a house in Ellon rather than buy one in Aberdeen. Property is also more affordable in Ellon
rather than other satelite towns such as Banchory and Inverurie. This fact has been and still is a strong driver in the property market place. It serves as a magnet for younger families, many of whom have located to the Ellon are over the years. Ellon has some council and housing association properties. However, most properties are owner occupied. There is no doubt that the range of property available and its price makes Ellon the place to buy property.

A better quality of life

Every sport and taste is catered for within the area. Some of the best golf courses in the world can be found in the North East.

Ellon has its very own sports centre, swimming pool and all weather playing pitches and boasts a very successful rugby team. For outdoor pursuits, the opportunities are endless, a vast mountain of wilderness catering for hill walking, skiing, fishing and shooting are but a pleasant hour's drive away.

For the watersport enthusiast there are yachting clubs, windsurfing, surfing and diving all along the picturesque east coast beaches which also allow miles of coastal walking often in glorious solitude. For those wishing to follow more culinary pursuits, excellent restaurants are available locally and satisfy the most discerning taste, whether business or social.

The area is also famous for it's whisky and castle trails, and boasts more stone circles than the whole of the UK. The nearby Ythan river estuary is a long established bird reserve and the Buchan coastline has attracted the likes of Dr Johnson and Bram Stoker.
